5.1.5 Building Envelope Maintenance
Key Points
• External wall finishes:
- - Inspect yearly;
- - Detailed check up every 5-6 years; and
- - Repainting every 4-5 years.
• Windows, external railings & metalwork:
- - Inspect yearly; and
- - Repainting (steel and iron) every 2-3 years.
• Roofing:
- - Inspect yearly; and
- - Waterproofing materials last from 5 to 20 years. Wholesale replacement
of aged waterproofing construction is the most reliable method in dealing
with roof leakage problems.
