Sustainability in the context of today’s building the whole team being aware of their
markets has taken on a holistic nature, where
many different disciplines are required to
interact towards achieving a triple bottom
line, i.e. favourable environmental, social and
economic outcomes. This means that design
decisions can no longer be made in isolation,
but must rather consider the impact on many
fields in order to attain efficiencies and build
high-performance sustainable buildings.
Every aspect of environmental performance
must be monitored throughout the building
life cycle, from computational modelling
during the concept and design stages, to
specifications and implementation during
the construction stages, to measurement
and verification during the operation stage.
No single discipline alone can provide
an exemplary outcome in all aspects of
environmental performance. Hence, the
design of high-performance buildings
is an integrated design process, where
performance goals are agreed upon, with

responsibilities during each stage of the
building life cycle. To achieve this exemplary integrated development approach. Starting
cross-team performance, it is necessary to
develop effective means of communicating
environmental parameters. This is achieved
through Building Environmental Modelling,
which analyses various aspects and presents
them on a 3D visual platform.
Tai Koo Place Re-development Phase 2 A
(TKP2A) is a new 47-storey Grade A office
tower with a gross floor area (GFA) of around
90,000 m2. Owned by Swire Properties, it is
being transformed from Somerset House in
Taikoo Place in Island East, Hong Kong. The
project started in 2012 and is targeted to
be occupied in 2018. The key objectives of
TKP2A is to develop a best-in-class, green
and sustainable building from design, to
construction to operation, as an exemplar
of a high-performance sustainable high-rise
building in Hong Kong.

Excellent cross-team coordination work
was important for the project to achieve an
from the early design stage, the TKP2A project
team together with the building operational
team (TPMO) and the sustainability team
(TSSD) were involved in the tower 2A design.
With regular communication, the project
team was able to refine its understanding
of the design considerations based on
experiences of other building operations in
order to develop an ultimate building design
for future tenants’ and occupants’ needs.
The operational and sustainability teams
also shared the energy performance data
of existing buildings in Taikoo Place, such
as Somerset House, One Island East, and
Dorset House, to identify energy benchmarks
and the actual performance of various green
strategies. This helped the project team
determine the most suitable solution for
TKP2A.
