provided in the common areas to encourage
the enjoyment of natural ventilation when
the climate permits. The scale of entrance
lobbies is suitably adjusted such that the
demand for air-conditioning is reduced
without compromising tenants’ comfort. The
areas outside the said lobbies are also semi-
enclosed with free-flow natural ventilation
and are equipped with solar-tracking louvres
controlled by the building management
system (BMS) to reduce the heat load from
the western sun.
Hybrid ventilation has likewise been
incorporated in the R&D offices, with
operable windows at high and low levels, and
the manual push-button control of window
actuators by the occupants in each space. The
car park, which was originally underground,
now has two levels above ground for natural
ventilation and daylighting, avoiding the need
for significant excavation and piling works.
These refinements demonstrate Phase 3’s
collaborative and multi-disciplinary approach
to sustainability.
