The facility management team has paid significant efforts in
creating a pleasant working environment in the industrial area
while promoting green and sustainable working environment
and style. Various efforts are made in cutting down the building
energy consumption significantly including upgrading and
improving the air-conditioning and lighting systems as well
as their operation and maintenance. Practical and effective
means are adopted for collection and separation of disposed
waste materials. A number of measures are adopted for the
water conservation in the building. Measures are adopted to
build pleasant indoor environmental quality as well as reducing
the impact of tenants’ fitting works. Moreover organisation
structure and team are established to encourage and support
the participation of tenants in the green and sustainable efforts
as well as to build the link with neighbourhood in promoting the
green building concepts and technologies as well as sustainable
life styles. Audit services and feedback loops for tenants are
adopted allowing effective participation of tenants.
設施管理團隊花了不少心力，在工業區內締造舒適的工
作環境，並推廣環保及可持續的工作環境及風格。團隊
不單將冷氣系統提升及改善、並且一同改善照明系統的
運作與維修，把建築物能源消耗大幅減低。此外，管理
團隊用了很多實用而有效的方法來收集及分隔廢棄的廢
料，亦採用多項措施節省用水。並採用不同措施製造舒
適怡人的室內環境，以及減低租戶裝修工程帶來的負面
影響。另外，管理層亦組織及成立團隊，鼓勵及支持租
戶參與環保活動，為鼓勵租戶參與，管理團隊會收集租
戶意見並檢討服務，以及與周邊地區合作推動綠色建築
概念、技術及可持續發展的生活模式。

The facility management team has paid serious efforts in using
the outdoor spaces of the building effectively in creating spaces
for occupants to have a touch with green nature and a feeling
out of concrete boxes in city. Stakeholders and tenants are
engaged by various means and programs to participate in the
waste management and green initiatives. Measures and new
technologies are adopted for improving the energy efficiency
of air-conditioning systems. Effective use of daylight reduces
the energy consumption of lighting system. A number of water
conservation measures are adopted in the building.
設施管理團隊善用大廈的戶外空間，為租戶創造悠憩空
間，使他們能接觸大自然，暫時遠離都市塵囂。團隊並
推出多項方法及活動，鼓勵各方及租戶參與減廢及環保
項目。而且採取多項措施及新技術去改善冷氣系統的效
能；善用自然日光來減少使用照明系統；以及多項措施
節省大廈用水等。
Noble Hill 皇府山
The facility management team has made good efforts in
creating a green and pleasant living environment harmonic with
the surrounding nature. Effective use of daylight and natural
ventilation in the club house helps in reducing the energy use
and improving the environmental quality. Water conservation
and waste management measures are promoted. Programs
and mechanism are established to encourage the participation
of residents in the having a natural and sustainable life style and
a close touch with the neighbourhood as well as the surrounding
nature.
皇府山的管理團隊花了不少心機去締造一個與大自然融
合，充滿綠色的怡人居住環境。會所善用日光及自然通
風，有助減少能源使用及改善環境。同時推廣節約用水
及廢物處理議案，並鼓勵住戶參與，共同把四周環境，
建立成一個自然及可持續的生活模式。

Design & Fitting-out works for
Hong Kong Green Building Council (HKGBC) Office
香港綠色建築議會總部辦公室室內設計内设计
As is to be expected, the Hong Kong Green Building Council
(HKGBC) has filled their new office space with some of the
greenest ideas, technologies, products and concepts they
could find. The panel believed this small-yet-beautiful office
fitout to be worthy of a Merit Award for the excellent use of
space, the transformation of an existing office into a fresh and
inspired commercial interior, and some fascinating and inspiring
concepts. The ‘living green wall’ of different plants, the trays
of plants atop filing space, the use of recycled materials from
flooring to furniture, and from bricks to recycled bottle walls,
impressed the jurors and the HKGBC is to be commended for
showing visionary leadership in a rapidly-evolving industry.
跟想像一樣，香港綠色建築議會將種種環保意念、技術、
產品及概念引入他們的新辦公室。評審團認為，能夠善用
這個細小的辦公室空間，加入不同新的商業設計概念，及
懾人的環保的元素，加上出色的辦公室裝修，使它變成充
滿生氣的辦公室，贏得此優異獎可謂當之無愧。而議會內
的裝飾，包括：由不同植物組成的「綠色牆」、用磚頭及
循環再造的膠樽砌成的牆、各文件櫃上的植物、以及在地
板甚至傢俬上用上的循環再造物料等，都令評審留下印象
深刻，並認為香港綠色建築議會能在這急速發展的行業內
顯示出其具遠見的領導者地位。
Just Enough is Good Enough 「生活富足」- 薄扶林綠色住宅設計
This tiny Pok Fu Lam apartment looks great, feels light and airy,
and yet sleeps five. The jurors believed that this 65sqm project
was worthy of a Merit Award for the way in which an ‘expensive’
feel had been brought to an aging building, and the clever design
which saw an existing apartment transformed into a desirable
space with natural cross-ventilation, a deck area with plants,
herbs and seating spaces, sleek and minimal yet fully-functional
bathrooms, flexible bedroom areas and sleeping quarters in
which light and natural materials predominated, and living space
which was a lot more than ‘just good enough’.
這個位於薄扶林的小型住宅單位看上去令人感到輕鬆自
在，明亮通爽，適合一家大小居住。評審團認為這個約六
十五平方米的單位為此高樓齡的大廈帶來「高貴」的感
覺，聰明的設計將單位變成具有環保概念的理想居所。單
位內充滿自然的對流空氣，平台小花園種滿盆栽及草本植
物、加上木製的餐桌椅及富有簡約雅緻設計一應俱全的浴
室，具活動間隔的睡房及睡床採用輕巧而取材於大自然物
料，證明生活居所絕非只是「just good enough」。
