This project involved the re-modelling of a 45 year old dilapidated
dormitory and nursery building into a community education
institute and clinic for both the aging population in Tsuen Wan
and other local users. The jury was highly impressed by the
remarkably cost-effective and sustainable way in which the
street relationship and façade fabric had been preserved in
keeping with the older street scale; an older service lane and
abandoned roofs turned into roof gardens and courtyards; a new
image injected through the repositioning of an identifiable corner
entrance and use of colour; and granite facing restored and
balconies reinterpreted. Interior spaces were well planned and
fitted with low-cost energy saving devices such as adjustable
timber louvers used for sun shading control, security and noise
barriers. Barrier-free access was used throughout including the
installation of a lift system.
Overall, the project is an excellent demonstration of both
sustainable design and urban regeneration that has played a
part in revitalising an old quarter of Tsuen Wan while providing
necessary community facilities.
此項目將把具有四十五年樓齡的托兒所宿舍改造成社區教
育中心及診所，照顧荃灣區內長者及其他居民。中心把外
圍的花崗岩及露台分別作出修復及改動，並把後巷及廢棄
的天台重新使用，成為天台花園及庭園，亦保留原有的街
道格局及外牆的一磚一瓦，使它與四周的歷史建築物相
稱。亦為建築物的出入口髹上新色以便於識別及樹立新形
象。評審團對於此充滿成本效益的方法及其可持續發展的
方式留下深刻印象。
而內部間隔亦看出經過精心的安排，，例如可調校的木製
百葉窗、保安柵欄及噪音屏障等低成本的節能設備，以及
安裝升降機，使中心成為無障礙中心。
整體而言，此項目是充滿可持續的設計，亦是社區再生的
典範，使充滿舊區感覺的荃灣恢復生氣，並能提供社區必
需的設施。

The facilitymanagement teamhasmade good efforts in reducing
the building energy consumption progressively over the last few
years. Simple but effective measures are adopted to cut the
paper use by 75%. A number of conservation measures are
adopted in the use of water and materials. Waste management
and pollution control programs are established. Green initiatives
are adopted to establish the environment of outdoor spaces at
roof and podium and the meanwhile cutting the air conditioning
load. Programs and green initiatives allow the building near the
board board to play a positive role in promoting green life-style
to Mainland visitors.
管理團隊經過數年的努力不懈，逐步令大廈能源消耗減
少。經採用簡單而有效的措施後，紙張的使用量大減七成
半。另外，採用一系列保護措施後，亦能減低用水及物料
使用。而廢物處理及污染控制計劃亦發揮功效。此外，在
建築物頂部及戶外平台加推綠色環保元素，亦使冷氣系統
的負荷減少。計劃及其環保措施令這個接近中港邊境的商
場擔當重要的角色，把綠色生活推廣予內地旅客。

Though a minor work project, the attention to design and detail
in the context of green building design deserves merit. The
addition tightly fitted into the existing rooftop is rightly orientated
and designed to provide maximum daylight and natural
ventilation. The consultation rooms and the common facilities
are well planned, yet fulfilling medical treatment purpose as well
as providing an enjoyable outdoor landscape space for patients
and staff. Unlike new projects, the existing site condition has
imposed serious constraints in design. The Client’s initiative and
active participation in working together with the design team in
pursuing green development is commendable.
雖然只屬小型工程，但項目對環保建築設計每項細節的關
注，足以讓評審團冠以優異獎殊榮。此加建項目完全配合現
有的屋頂設計，為中心提供最佳的自然光及空氣調節。診症
室及公共設施策劃完美，不但為醫護人員及病人提供最佳的
診症環境，並同時提供優雅的戶外園林景緻。有異於一般新
建築，此類加建項目讓設計工作倍加困難。客戶能與設計團
隊緊密合作，共同邁向環保理念，可謂難能可貴。
