ITSB Campus in Kota Deltamas
The first green concept campus in Indonesia
Sinar Mas Land, a property business arm of Sinar Mas Group, has
long-term experiences in property investments and development of
major-township, retail, commercial buildings, industrial, hotels and resorts
in Indonesia, China, Malaysia and Singapore. One of the projects is
ITSB Campus located in Kota Deltamas, a city development that
encompasses area of 3,000 hectares strategically located between
Jakarta and Bandung. With direct freeway access from Jakarta Cikampek
toll road and possessing advanced systems of utilities and facilities,
including transportation access, Kota Deltamas is designed for the people
to live, work, play, grow and prosper.
ITSB Campus was designed based on environmental friendly concept
according to the ecology principle with adequate green spaces to provide
comfortable atmosphere for campus activities. Campus building was
designed using Green Building rating requirements which were formulated
by Green Building Council of Indonesia (GBCI).
ITSB achievement towards Gold Certified Campus is expected to
provide useful information for other Sinar Mas Land projects that are
planned to be environmental friendly buildings in the context of operational
savings, health environment and users comfort, reduce impact to the
environment, and improve corporate image.
a. Sites Selection
- Green open spaces & wall garden in the Campus up to 60,8%
- The building have a good community accesibility & public facilities
- The building provide shuttle bus and pedestrian
- Providing bicycle parking rack and shower
b. Efficiency Energy up to 34,18%
- Instaling sub-metering in HVAC, lighting & Electrical plug load, etc.
- Natural lighting up to 50%
- This building is not using AC in area with high mobilization
- Energy saving were include the use of blue stopsol glass, living
wall garden, horizontal louvre, T5 lamp
c. Water Use Reduction up to 48,18%
- Instal volume meter locate at water distribution
- pond and rainwater harvesting tank
- This campus are using efficient water fixture
d. Green Material
- Not using ozon depletion material
- 100% certified wood
- Using certified material and mostly from regional area
e. Occupant Health and Comfort
- 75% of the NLA has a direct line of sight
- The building are not using material that contains asbestos, mercury
& styrofoam
- Having CO2 with fresh air introduction
f. Building Management
- Proper commisioning
- Waste management (3R for solid waste)
By applying Greenship for New Building, it will produce energy savings,
water savings, adequate greenery area, environmental friendly material
use, health and comfort working area and return on investment of green
building concept application in 7-8 years. The savings show on building
operating costs which for applying every expenditure in green building
concept can be repayment within a period of 7.7 years.
