BSD Green Office Park
being
developed in BSD City, the most ambitious urban planning scheme in
Indonesia. BSD City is an area half the size of Paris (+/- 6,000 ha land
area); it combines residential, business and commercial properties
strategically located in the South of Jakarta.
BSD Green Office Park is located in the centre of BSD City with direct
access to the Cisadane River and the main arteries of the town. The
vision behind the development is to create a sustainable environment
to work, live and play within a landscaped park setting.
As part of Indonesia's first Green Mark District, BSD Green Office Park
is committed to meet these new levels for sustainable business space
in order to provide a healthy working environment. Sinar Mas Land has
devised a masterplan that aims to achieve this by creating an active
urban development within this attractive green and environmentally-
friendly development. The 25 hectare area houses 10 five-storeys
green office buildings, complete with the latest state-of-the-art facilities
and technologies that contribute to the overall sustainability of the
entire development.
BSD Green Office Park is the home to Sinar Mas Land Headquarter,
the building known as
Sinar Mas Land Plaza
. It consists of two
wings and to meet the green requirements, the two building wings
follow a strict North –South Orientation with a central, natural
ventilated atrium orientated towards West to catch the prevailing wind.
Customized sun shading elements on the North and South Facades
were developed and optimized through extensive solar shading
studies to protect the building interiors from solar heat and glare while
maintaining high levels of natural lighting in all office areas. Together
with a doubled glazed facade and optimised window-to-wall ratio, the
building aims to not only save energy, but also provide a healthy and
invigorating work environment for all occupants. Extensive Sky
Terraces and Roof Gardens are further enhancing the work environ-
ment.
Based on the design calculations, the energy use for infrastructure
(street lights, water pumps, car park ventilation, etc.) is reduced by
59% compared to benchmark developments while the development
will meet all its irrigation and road washing needs without using public
water supply, thereby saving more than 50 Mio m3 water per year.
Through these measures, the building is expected to achieve energy
savings of 1,200,000kwh/year or 31% in comparison with a code
compliant building. Expected Water savings through the use of energy
efficient fittings and recycled water for cooling towers are 19,134
m3/yr or 23% compared to a code compliant building.
