Removal of defective concrete by hydro-scarification and
structural strengthening with High performance concrete

The Hong Kong Housing Authority (HKHA) is committed to pro-
viding a comfort and pleasant living environment for her tenants.
Driven by this mission, HKHA has been striving for green inno-
vative repair solutions to sustain her aged estates in an environ-
mentally friendly manner. The recent structural improvement of
Oi Man Estate has implemented many such solutions that
involve not only state-of-the-art technologies but also new mate
rials and techniques developed by the HKHA.
Certain parts of Oi Man Estate were found deteriorated such
that major repairs were entailed. A series of green innovative
soutions was employed to enhance structural condition of the
buildings.
1. To use multi pulse sequencing system to prevent water
leakage at basements. Firstly used in HKHA, this technique can
effectively stop water leakage and largely reduce construction
nuisance, cost and working time.
2. To adopt hydro-scarification to remove defective concrete.
The machines were developed by HKHA and firstly used in
Hong Kong, which can drastically reduce construction nui-
sances.
3. To use plinth jacketing to repair water leakage at toilets. The
plinth jacketing method and material were developed by HKHA,
which can avoid removal of the existing waterproofing and
minimize nuisance and consumption of materials as well as
shortening working time.
4. To use high performance concrete (HPC) to strengthen
retaining walls and basement slabs. This technique and the
HPC were developed by HKHA, which can avoid recasting of
serioulsy defective concrete.
5. To use twin water tanks to replace the existing defective
tanks. This innovation was developed by HKHA, which can
provide uninterrupted water supply amid tank repair or cleans-
ing.
The green and innovative repair solutions implemented in the Oi
Man project exemplify the HKHA’s core values of Caring,
Customer-focused, Creative and Committed.
香港房屋委員會(下稱「房委會」)致力為公共租住房屋的居
民提供舒適宜人的居住環境。為達成這項使命,房委會一直致力
研發創新綠色維修方法,以環保方式保持高齡屋邨的可持續性。
最近的愛民邨結構改善工程就採用了多種綠色維修方法,除了運
用先進科技之外,更採用了由房委會自行研發的新物料和技術。
愛民邨於1979年建成,共有12座住宅樓宇的公共屋邨。
2009年進行的全面結構勘察發現,樓宇的某些部份,包括地庫、
廁所、擋土牆及水缸等出現破損,需要進行大型的維修工程。為
改善樓宇結構狀況,房委會採用下列多項創新的綠色維修方法:
1. 利用電滲透防水技術系統,防止地庫牆身滲水 — 這套在房委
會首次採用的系統可有效防止滲水,並大大減少工程的滋擾、費
用及工時。
2. 使用水力清拆破損的混凝土 — 由房委會研發的水力清拆機
首次在香港使用,可大大減少工程的滋擾。
3. 使用渠躉外套修理滲水廁所 — 渠躉外套的技術和物料都由
房委會研發,可免卻清除現有的防水物料,減少滋擾及物料消耗,
以及縮短施工時間。
4. 使用高效能混凝土加固擋土牆和地庫樓板 — 加固技術和高
效能混凝土由房委會研發,可避免重新澆製嚴重損毀的混凝土。
5. 使用雙水缸代替損毀的混凝土水缸 — 採用這項由房委會研
發的創新設計,在維修或清洗水缸時皆無須停止供水。
愛民邨工程計劃包含的創新綠色維修概念,充分反映房委會
以關懷、顧客、創新及盡心為本的基本信念。
